How Sarasota County's industrial market is laid out
Sarasota County doesn't have one big industrial district. It has a set of pockets, most of them tied to an I-75 interchange:
- I-75 at Fruitville Rd (Exit 210). Business parks hug the interstate east of the city, including the Interstate Ct and Tower Ln area. It's the closest you get to "on the highway" in the county. 479 Interstate Ct is about 0.3 mile straight-line from the Fruitville interchange.
- Clark Rd (Exit 205) and Cattlemen / Bee Ridge (Exit 207). An established small-bay and freestanding-warehouse area: Deacon Rd, Clark Center Ave, Ashton Ct, Porter Way and the Palmer Ranch flex buildings on Jason Lee Pl. County records show most of this stock was built from the late 1970s to the mid-1980s. The EDC also promotes the Bee Ridge Business Corridor next to Ridgelake Business Park.
- City of Sarasota, north of downtown. Older in-town industrial and flex buildings, many from the 1950s and 1960s, close to customers and workers. 1681 11th St (1961) and 2332 17th St (1956) are examples.
- University Pkwy (Exit 213) and Lakewood Ranch. The EDC's Sarasota International Trade Center Corridor sits next to Waterside at Lakewood Ranch. Brand-new product is arriving there: Tavistock's two buildings at 4071/4075 Lakewood Ranch Blvd, about 93,000 SF, opened in 2026 with 24 to 28 foot clear heights.
- Laurel Rd (Exit 195), Nokomis / North Venice. The Triple Diamond Blvd business park, with freestanding buildings and flex condos from the mid-2000s.
- North Port (Exits 179 Toledo Blade and 182 Sumter). The North Port I-75 Innovation Corridor, including Benderson's North Port Business Park at I-75 and Toledo Blade Blvd: 678,000 SF of Class A, dock-high industrial space including Phase II. The EDC also lists South River Road Business Park near North Port, Wellen Park and Englewood, and Lorraine Commerce Park in central Sarasota County.
- Englewood. Smaller flex and warehouse buildings along S River Rd. These are farther from I-75 (976 S River Rd is about 10 miles straight-line from the River Rd interchange).
Zoning for industrial buildings in Sarasota County
Unincorporated Sarasota County zones land under its Unified Development Code (UDC, Chapter 124 of the County Code). The industrial districts are: - IR (Industrial and Research): offices, R&D, light manufacturing, processing, warehousing, wholesaling and distribution, intended for industry clustering. Heavy industrial inside a completely enclosed building is permitted; other heavy industrial uses need a special exception. Height 65 ft by right. - ILW (Industrial, Light Manufacturing and Warehousing): the same core industrial uses as IR, plus supporting commercial and service uses such as retail, restaurants, and vehicle and heavy-equipment sales and repair. Heavy industrial that isn't fully enclosed needs a special exception. Height 65 ft by right. - BP (Business Park): office, R&D, light industrial and flex space with indoor storage. Outdoor storage needs a special exception. - PID (Planned Industrial Development): an inactive district. No new land can be rezoned to PID, but many older parks still carry it, including 6222 Tower Ln and 111 Triple Diamond Blvd. - PCD (Planned Commerce Development): the current planned district for large employment centers, with a binding concept plan.
Official code: Sarasota County UDC, Article 6: zoning districts (Secs. 124-70 to 124-78) · Sarasota County Unified Development Code page
City limits use different codes. The cities of Sarasota, Venice and North Port have their own zoning codes, and the county districts above don't apply inside them. 1681 11th St, for example, is in the City of Sarasota and is coded IGD in the property appraiser's records.
Check the parcel with Sarasota County first. This is a general summary, and codes change often. Confirm a parcel's zoning, permitted uses and any special-exception requirements with Sarasota County Planning and Development Services (or the city, inside city limits) before you buy or sign a lease.

Older vs. newer warehouses in Sarasota County
Older warehouses generally trade and lease for less than newer ones, and in Sarasota County the gap between vintages is wide. Much of the Clark Rd and Cattlemen stock dates from the late 1970s and 1980s, the in-town city stock is often from the 1950s and 1960s, and new product like the 2026 Waterside buildings brings 24 to 28 foot clear heights.
What buyers and tenants pay more for in newer buildings: - Higher clear heights - ESFR sprinklers, which allow higher storage - Dock-high doors and truck courts for full-size trailers - Heavier power, newer roofs and wind-rated construction
What keeps older buildings in demand: location close to customers and labor, smaller sizes that local trades and manufacturers can afford, and very limited new supply. I compare a building to others of similar vintage and spec, not to a county-wide average. No published source I found breaks out Sarasota County industrial prices or rents by vintage, so I don't quote vintage-specific numbers.

Incentives and help for manufacturers
The Economic Development Corporation of Sarasota County (301 N Cattlemen Rd #203) lists Manufacturing & Logistics among its target industries. It helps companies with site selection, permitting and incentive applications at no charge. County programs the EDC lists include an economic-development ad valorem tax exemption for qualifying new or expanding manufacturers (minimum job, wage and $1 million capital-investment criteria apply), mobility fee mitigation, and expedited "SMART" permitting. Eligibility is decided by the governing bodies, so ask the EDC early.

Frequently asked questions
Where are the industrial areas in Sarasota County?
The main pockets are the I-75 corridor at Fruitville Rd (Exit 210), the Clark Rd and Cattlemen/Bee Ridge area (Exits 205 and 207), older in-town industrial north of downtown Sarasota, the University Pkwy and Lakewood Ranch corridor (Exit 213), the Triple Diamond park off Laurel Rd in Nokomis (Exit 195), and the North Port I-75 Innovation Corridor (Exits 179 and 182).
What zoning allows manufacturing in Sarasota County?
In unincorporated Sarasota County, the main industrial districts are IR (Industrial and Research) and ILW (Industrial, Light Manufacturing and Warehousing), plus BP (Business Park) and planned districts. Heavy industrial inside a completely enclosed building is permitted in IR and ILW; other heavy industrial uses need a special exception. The cities of Sarasota, Venice and North Port have their own codes, so confirm each parcel with the county or city.
Are older Sarasota warehouses cheaper?
Generally, yes. Older buildings with lower clear heights, fewer docks and older sprinklers usually sell and lease for less than new buildings with modern clear heights, ESFR sprinklers and dock-high loading. Compare against buildings of similar age and spec.
How far is a Sarasota industrial park from I-75?
It varies a lot. Interstate Ct is about 0.3 mile straight-line from the Fruitville interchange. Clark Rd-area parks are about 1.7 to 1.8 miles from Exit 205. In-town Sarasota industrial is about 5 to 6 miles from the interstate.
