Industrial real estate in Bradenton, Palmetto and Manatee County
Manatee County has the region's seaport, a Heavy Manufacturing (HM) zoning district, and a long-established manufacturing base around the airport and South Bradenton. It is a big part of my industrial work.

Manatee County's industrial areas
- North of SRQ / Tallevast / Madison Avenue area. Manatee County's side of Sarasota Bradenton International Airport (SRQ) has a cluster of older industrial parks between US 41 and US 301. My listing at 1227 Hardin Ave is in Madison Avenue Industrial Park, just north of the airport off Tallevast Rd. It's about 3 miles by road from the SRQ terminal.
- South Bradenton / Oneco (62nd and 63rd Ave E, 17th St E). A dense manufacturing and machine-shop district. Public property records list tool, cutter, machine-tool and electrical companies as owners along 62nd and 63rd Ave E. I sold 2819 62nd Ave E, a 14,000 SF warehouse, here in 2025. The area has LM- and HM-zoned land; I currently have about 5 acres of HM-zoned land at 5810 17th St E available for lease.
- US 301 corridor. The traditional spine of Manatee County industrial. As Tavistock's Skipper Peek told the Business Observer in May 2026, "Legacy industrial products are historically located along US 301." It connects to I-75 at Exit 224 (US 301) and Exit 217 (SR 70).
- Palmetto and SeaPort Manatee. SeaPort Manatee in Palmetto operates Foreign-Trade Zone No. 169, whose 815-acre port site was approved in 1990. Businesses within about a 60-mile radius or 90-minute drive may be able to use it to defer or reduce customs duties. The surrounding Florida International Gateway district covers nearly 5,000 acres of largely undeveloped land between the port and I-75. The port has more than 1 million SF of public warehouse and office space, including 207,000 SF refrigerated.
- Lakewood Ranch (Manatee side), Exits 217 and 220. Newer, larger product. Gates Creek Corporate Center has two buildings totaling 178,194 SF and markets itself as within 3 miles of I-75.
- Ellenton and Parrish (Exits 224 and 229). North-county growth along US 301 and I-75.
Zoning for industrial buildings in Manatee County
Unincorporated Manatee County zones land under Chapter 4 of its Land Development Code (LDC). The industrial districts are: - LM (Light Manufacturing): light manufacturing, processing and assembly, plus warehouses, wholesale trade, outdoor storage and some intensive commercial uses. General retail isn't allowed. Up to 4 stories. - HM (Heavy Manufacturing): intensive manufacturing and industrial uses where the county finds the area can support them. It drops most of the commercial uses LM allows. Up to 5 stories. - PDI (Planned Development Industrial): planned industrial parks on major streets, approved through a General Development Plan. This is the typical zoning for new industrial parks. - Other planned industrial districts: PDUI (Urban Industrial), PDRP (Research Park) and PDPM (Port Manatee, limited to Port Authority land).
Heights in Manatee's tables are in stories, not feet. The Comprehensive Plan can require a planned-development rezoning even where the use table allows a use.
Official code: Manatee County LDC Secs. 400–401: standard districts and use tables · Manatee County LDC Sec. 402: planned development districts · Manatee County zoning code abbreviations (PDF)
City limits use different codes. The cities of Bradenton and Palmetto have their own zoning codes, and the county districts above don't apply inside them.
Confirm with Manatee County before you commit. Treat this as an overview; Manatee amends its code regularly. Confirm a parcel's zoning, permitted uses and any Special Permit requirements with Manatee County Development Services (or the city, inside city limits) before you buy or sign a lease.

Building age in Manatee's industrial stock
Manatee County has both ends of the age range. Older industrial parks sit near the airport and in South Bradenton. Newer parks are in Lakewood Ranch and along I-75. As a general rule, the older buildings trade and lease for less, and newer ones cost more because of what usually comes with them: - Clear height. 1227 Hardin Ave offers up to 20 feet to truss, typical of its era. New buildings are taller. - Sprinklers. Older buildings often have wet-pipe systems (Hardin Ave is wet-pipe). Many new distribution buildings use ESFR. - Dock-high doors and truck courts sized for 53-foot trailers - Power, roof and wind rating
Older buildings still win on location and price. Many manufacturers want heavy power, yard and a reasonable rent more than they want 32-foot clear. I compare each building with others of similar vintage and spec. No published source I found reports Manatee County industrial pricing by vintage, so I don't quote vintage-specific numbers.

Frequently asked questions
Where are the industrial areas in Bradenton and Manatee County?
Around the north side of Sarasota Bradenton International Airport (Tallevast / Madison Ave), South Bradenton and Oneco (62nd and 63rd Ave E), the US 301 corridor, Palmetto and SeaPort Manatee, and newer parks in Lakewood Ranch near I-75 Exits 217 and 220.
What zoning do I need for manufacturing in Manatee County?
Unincorporated Manatee County uses LM (Light Manufacturing), HM (Heavy Manufacturing) and PDI (Planned Development Industrial), plus other planned industrial districts. Heavy uses generally need HM. The cities of Bradenton and Palmetto have their own codes, so confirm each parcel with the county or city.
What is FTZ 169?
Foreign-Trade Zone No. 169, run by the Manatee County Port Authority at SeaPort Manatee in Palmetto. SeaPort Manatee says businesses within about a 60-mile radius or 90-minute drive may be able to defer, reduce or eliminate certain U.S. customs duties.
Are older Bradenton warehouses cheaper?
Generally, yes. Older buildings with lower clear heights, wet-pipe sprinklers and fewer docks usually trade and lease for less than new buildings with modern clear heights, ESFR sprinklers and dock-high loading.
